Three policies every international should know about
LTR Visa (10 year stay)Active now
Stay 10 years, renew indefinitely. Report to immigration once a year instead of every 90 days. Foreign income is fully tax exempt. The government is targeting 1 million wealthy residents over 5 years. Requires a $500,000 investment in Thailand or $80,000 in annual passive income to qualify.
Condo quota expansion (49% to 75%)Under review
Currently foreigners can own up to 49% of units in any condo building. The proposal would raise this to 75%, opening up significantly more legally ownable property for international buyers and investors. No law has passed yet, but momentum is building.
Extended land lease (up to 99 years)Under discussion
Foreigners currently lease land for a maximum of 30 years. A proposal to extend this to 50 or even 99 years is being discussed at government level. It was paused in late 2025 to allow further consultation, but remains an active part of Thailand’s long term investment strategy.
